	Interest rates go up, unemployment continues to rise..approvals go back down. The BOE has created an unrealistic market to help people cope with recession. Things will change again early 2010 with sharp interest rate rises then its the second phase of house price falls... I wish your analysis would be the correct one and everything is going to get better from here on in, I don't think things will be so easy.. 	For the majority of house buyers, who are not cash buyers & thus require a mortgage, what you can pay for your target house depends on the size of the mortgage you can get / are given. Both the bba (banks only) & the boe (banks + building socs + others) show extremely strong growth in the size of average mortgage advance. This is a reasonably forward looking indicator. This is showing that the NW index should tick up again in June & that there should be a very strong increase in July. As confirmed approvals this should essentially be a done deal. Further this data indicates house prices should be showing a rise of ca +10% yoy by the end 09. We shall see. I can hear the screams already.
