Think the criminal insane guy misses the point. The debate about house prices began because some regular posters here (now oddly quiet on the point) such as Taffyliar and HuwJarse predicted UK house prices were set to collapse, so much so that according to the latter Lloyds would go bust. I and others disagreed. We debated and then we all agreed that we'd wait and see what the data on house prices and mortgage impairments revealed. So, it seems to be directly relevant that we look at the data as it comes through on both and as we do so it is absolutely clear they were wrong - house prices not only did not collapse but have outpaced even my own expectations and actually risen quite stronly. And of course Lloyds' mortgage impairments are now a fraction of they were back then and its share prices has performed like a dream. Whether the volume of sales is higher or lower, whether the guy with the house he describes as "a hovel" has had any viewings and whether prices have gone up or down in a particular town or road mya or mya not be of interest to people but none is of any relevance to the point which is (or rather was) at issue.
