<description><![CDATA[ Well the last time they wanted funds from investors at &pound; .40p each I subscribed and look what has happened.<br>
Now they want some more not long after the first issue ( of 40 each ) and even before the closing date Dec 16th the share price has retreated to 33.5p.<br>
I am in two minds whether to subscribe or not considering that one of the biggest care home company is in dread and in the jaws of Administration. By Rby ]]></description>

<title>Rights Issue - Any thoughts</title>
<description><![CDATA[ Assura continues to put right the errors of the past and is now tackling a disastrous funding package (interest rates hedging thingy) that needs a rights issue of &pound;35m to pay it off early to avoid ruinous interest rates.  New shares being offered at 30p (2 for every 7 you hold) - current price 35p .  Do people think this is a good deal?  The profitability should increase (not having to pay such high interest rates) but the value of the company will be diluted.  Any thoughts???? By albo_1960 ]]></description>

Last week marked another step in Assura's evolution into what is essentially a property company. It sold off its pharmacy business for nearly &pound;40m, leaving management free to focus on the group's health property development and investment activities.<br>
<br>
The change has been swift, with three major deals to this end over the last 15 months, and now Assura boasts property assets worth over &pound;500m. They are made up of more than 160 medical centres, valued at the end of March at more than &pound;470m, against &pound;334.3m last year.<br>
<br>
The growing emphasis on property was behind the group's acquisition earlier this year of AH Medical Properties, which brought more than 50 properties into the Assura fold. Before that, the group distanced itself from the healthcare trade by selling its stake in its medical services business to Virgin Healthcare in March last year.<br>
<br>
The shift leaves it well-placed to capitalise on the drive to reform the way the National Health Service works. Although the precise changes remain mired in political uncertainty, Assura is in a good position with well-equipped and purpose-built properties that can house doctors. Besides the main business of new developments, Assura also buys up existing surgeries, freeing doctors from ownership and releasing capital, and then leases them back to GPs, who retain control over the practice.<br>

The company also provides some facilities-management services, looking after the day-to-day running of the building, with assistance for maintenance and repairs. It also helps out with refurbishment and, where required, extensions, although this is not the main focus.<br>
<br>
The City seems pleased with the change in emphasis. Weighing in after last week's deal and full-year results, Investec analysts said the fact that Assura was now a &quot;clean property company&quot; made it &quot;hard to see why it should trade at a more than 30 per cent discount to pro forma net asset values&quot;.<br>
<br>
And though the group is still working on the possible disposal of its consultancy business, Investec said the arm &quot;looks to have performed well... which should help any ongoing process&quot;.<br>

As for the main property activities, things seem to be going well, according to the broker. &quot;The property division has had a good year, with valuations holding up and Assura enjoying a particularly strong year for rent reviews (up 5.6 per cent on average or 4.3 per cent on a weighted average),&quot; Investec said. &quot;This drove an &pound;8.5m revaluation gain. GP surgery owner Assura (AGR) has decvided to go back to its roots and focus on medical property, after agreeing to sell its pharmacy outlets to rival Cohens for &pound;39.3m.<br>
<br>
The 36 strong chain is profitable and has a pipeline of a further five units but having decided to offload the business Assura has completed a competitive sale process, with the proceeds to be used on more developments and to cut debt. Last year it sold its loss making medical services arm to Virgin Healthcare and recently completed a deal to acquire once AIM quoted AH Medical, a 52 strong medical property portfolio.<br>
<br>
In the year to March profits from continuing operations almost trebled to &pound;15.1m (2009: &pound;5.3m) as sales jumped 11% to &pound;62.1m, the dividend has also been reinstated with a total payout of 2.25p. Property assets leapt 44% to &pound;519.6m which translates to NAV of 59.8p - well north of the current share price. In addition Assura boasts that 87% of its rental income is reimbursed by the NHS, a solid backdrop on a rent roll that surged 38% last year to &pound;31.1m.<br>
<br>
Assura has a development pipeline of 20 properties valued at &pound;60m, and believes there is plenty of scope to grow. Chief executive Nigel Rawlings says 'with up to 8,000 GP surgeries in the UK the market remains highly fragmented'. With a current portfolio of 162 propertiers, the intention is to expand by acquisitions and new build sites.<br>
<br>
Net debt is &pound;322.8m with gearing at 62%, the largest chunk is with Aviva on a long maturity but Assura is considering Eurobonds to tap into more attractive rates. With huge asset backing, a solid dividend and plenty of scope to expand the shares are worth a closer look.<br>

Looks like Inst Inv. &pound; is pouring in here with larger positions being taken on the back of the return to Divi and underlying profit. With the bad news behind us I expect this stock to rally quite strongly over the coming months. HEALTHCARE property firm Assura Group has more than doubled half-year operating profits, beating management expectations.<br>

The Warrington company, which develops healthcare facilities and runs a chain of 30 pharmacies, said it will reinstate its dividend, paying 1p a share on January 7.<br>

In the six months to September 30 revenue rose 16.3% to &pound;30.7m. It made an operating profit of &pound;16.6m, up from &pound;7.5m, but finance charges reduced this figure to &pound;9.5m.<br>

After taking into account unrealised liabilities of &pound;20.8m on revalued interest rate swaps with three banks Assura was left with a half-year pre-tax loss of &pound;11.3m.<br>

In its property division the rent roll increased by 4% to &pound;23.4m and rental growth continued to increase with the company conducting 27 rent reviews producing an annualised increase of 5.49%, or an additional &pound;245,000 a year. Assura also completed two medical centre developments in the period with a value of &pound;10.9m.<br>
<br>
The pharmacy division had a &quot;strong&quot; half with an operating profit of &pound;1.4m on sales of &pound;16.8m.<br>

Chief executive Nigel Rawlings said: &quot;This has been a significant period for Assura in which it has delivered a strong increase in both revenues and operating profits. The company has been restructured and streamlined into a more focused business delivering growing revenues and sustainable dividends. We are confident of future growth prospects and pleased to be able to resume dividend payments.&quot;<br>
