Director selling

I saw that Raymond Mould recently offloaded £2.4m of shares. His experience and skill is a principle reason to invest in this company and large director ownerships is always a big plus.

Does anyone know anything about this or why he sold the shares? There may be a perfectly reasonable explanation e.g. he wants a new holiday home, or it was for tax reasons etc.

Share price drop - opportunity?

According to the RNS, GE Asset Management is disposing of 50m shares (9.2% of the company) and I presume this is the sole cause of the 10% share price drop. Is this just a repositioning by GEAM or do they know something? I don't yet own LSP but this could be a good entry point with the yield nearing 6%. Any thoughts fellow investors?

Also, if GEAM is going to sell that many shares, what chance the price going lower <100p? By Guitarsolo

Portfolio sale - Estates Gazette article today

Portfolio bought for £208 on market for £300m !

-----------
L&S sheds £300m industrial assets
Nick Whitten 11/11/2011 10:13

London & Stamford is bringing a 3.4m sq ft industrial portfolio to market for around £300m, Estates Gazette can reveal.

CBRE has been appointed to sell The Triangle portfolio, which comprises 16 sheds, including 13 in the Midlands in and around the "Golden Triangle", and one each in Scotland, the South East and the South West.

The portfolio, which is 94% owned by L&S, with Anglesea Capital holding the remaining 6%, was bought in May last year for £208.5m from a joint venture between Warner Estate and HBOS vehicle Uberior Ventures.

The largest shed in the portfolio is a 484,000 sq ft warehouse on the Brackmills Industrial Estate in Northampton, which is let to builders merchant Travis Perkins.

The portfolio also includes four sheds totalling 830,000 sq ft at the Daventry International Railfreight Terminal.

Only one of the sheds in the portfolio is vacant - the 184,000 sq ft Radial Point warehouse in Stoke-on-Trent.

A source said: "The portfolio includes prime quality assets in prime locations with a good tenant mix and secure income. It will attract a lot of interest."

Just under £1bn of sheds have been brought to the market in the past two months. A joint venture between SEGRO and Moorfield has placed Legal & General's and Hermes' 4.4m sq ft UK Logistics Fund under offer for around £310m.

An Anglesea and Morgan Stanley Real Estate Fund jv is buying Prologis' 2.8m sq ft Project Teal portfolio for around £185m - a 7.25% yield.

The three Gazeley sheds that are on the market are also under offer for around £100m.

CBRE and L&S declined to comment.

Re: London & Stamford buys more London f...

I have been tracking these for a while as well. Although not an investor yet, I probably will be within the next year if cash levels and desired entry share price coincide.

The guys running LSP (Raymond Mould and Patrick Vaughan) have got a first-class track record of delivering returns to investors. My only concern is how much the company relies on them and the fact that they have previously made enough money to retire in extreme comfort (so why work!).

I would intend to hold the shares inside my ISA and therefore have the double tax-saving benefit of owning a REIT (90% of rental income is free of corporation tax if paid out to shareholders) but then avoiding tax on the dividends as well. Quite a nice arrangement to have exposure to commercial and (some) residential real estate without the hassle of being a landlord or paying tax on that income.

Has anyone else found a good or better way of holding the shares (think 1000s of shares rather than 10,000s worth)?

Re: London & Stamford buys more London flats

This bunch have been buying good quality london pads mostly as a result of the highbury deal and have actually dropped in value since they joined the main list. I think they are a corker of a share if unloved and slow to grow the SP. The divvie is nice and can't imagine any problems with them as they are hoovering up commercial and residential properties at a time when the economy is still getting kicked. What price in 3 years?
London & Stamford has made another acquisition in the London housing market - a £24.4m complex of soon-to-be completed flats on the Clapham Road in South London. Its tally of residential deals has now reached four, which isn't bad for a company that two years ago declared housing to be a property asset to avoid.
The company's founders, veteran property investors Raymond Mould and Patrick Vaughan, have been converted to residential by the strong London rental market. Because the deposits necessary to buy property in inner London are so chunky, Mr Mould and Mr Vaughan think its housing market is moving towards the rental model that dominates other European cities. That implies rising rental yields; a trend they are keen to exploit.
SHARE TIP UPDATE:
Buy
At 115p, the shares have sunk with the market since our buy tip - but they now look a safe bet, with an expected dividend yield of over 6 per cent. Buy. By SpikeyDT
