Rant

I find it very frustrating when you have the company trying to improve the liquidity in the shares, and then the MM's decide that they want a 23% spread...absolutely ridiculous!

The current buy price is 0.64p v a sell at 0.52p. Very few people are selling, but new investors will be put off by the spread in my opinion. I don't know what the answer is, but it looks to me like pure greed. Rant over... By Optimist13

Re: Director Buys

Hi Hardboy, still here I see. I can understand your concerns about the holding that Stephen Koo has, but I don't believe he has any intention of seeking to take the company private. You may recall the statement in a previous RNS:

"Following this share purchase, the Board would like to reaffirm the Company's commitment to maintaining UniVision's quotation on AIM."

I have subsequently corresponded with Nicholas Lyth, the recently appointed non-executive director, and feel quite comfortable that the intention of Stephen Koo is to try and stabilise and support the share price.

You will have probably read the recent broker report by Allenby Capital. Whilst they are the company's broker, it does give quite a clear picture of the current position of the company, and I believe the company does have ambitions to grow the business, which would require further funding in the future. We just need closure on the shopping mall, which to my mind, is the biggest hurdle.

Anyway, his purchase today is welcome, and if we can break free of the current ceiling of 0.60p, who knows where the next level will be.

Broker target 1.9p fair value.

I see Allenby Capital have just released a research report on UniVision :

http://www.allenbycapital.com/research/univisionengineering.html

Whilst there is probably nothing new in the report for long term holders here, it does illustrate the potential value of the company. Well worth a read in my view, and may also calm a few frayed nerves.

MONIS - 16 Feb'12 - 11:10 - 2275 of 2281

re-rating due of some 300%. Sounds good to me.

bill182 - 16 Feb'12 - 11:12 - 2276 of 2281

Just a snippet from the report:

Fair value close to 2p can be justified With the debt reorganised the
Univision balance sheet has been significantly strengthened and the P&L will
benefit from the removal of an annual interest charge of around £0.5m. The
core business is profitable and the company has a right to a property asset
potentially worth around £13m. Under a conservative approach where we
value the shopping Mall asset at 50% of its book value we can still justify a
sum of the parts valuation for Univision of around 1.9p per share, some
300% above the current price.

Re: Director Buys

As you say - a complicated company (aren't all HK based AIM companies?)

The impression I have formed is that they over-reached themselves in going for the shopping mall work, and got them selves in a mess, but it looks as if it has turned out OK after several year of uncertainty and (as you say) if they can liquidate their assets in the shopping mall their financial situation begins to look very sound.

Whilst a director buying shares is a good sign that the director believes there is upside in the share price; this director effectively owns 71% of the business. If the company is really going somewhere he could force through a takeover, at a low price, see the good news flow come through, then re-list.

Reassurances about being committed to their AIM listing could be a bit like the Football chairman giving a vote of confidence to the manager. By Hardboy

Director Buys

This is really one complicated company !

Whats good is that we are underpinned by a solid core business that is performing well.

We are profitable and have an incredible reward potential IF the directors manage to liquidate the Shopping Mall Investment and return some money to shareholders.

I was in here about a year ago and lost some money when all the court cases were going on regarding the Chops etc but have decided to come back in as it appears as though the "tidy up" is nearing completion.

Any long termers here that can spread some light /clarification of the likely way forward would be greatly appreciated.

WIll be doing some more research tonight

RNS

Well.....I was expecting an announcement before the end of March on the Shopping Mall, but not this one. On the face of it, Mayne are extending the loan - interest free for a further year, and are still happy to have shares at 4p or take a 40% interest in the Shopping Mall in the event of a default. Now, this says one thing to me loud and clear...they clearly see very good value in the Shopping Mall!!!!

What is the next stage in this ongoing saga. I believe we will see the new investor taking an equity stake at a substantial premium to the share price today, and I also believe we should find out pretty soon, as the company will be obliged to inform the market as to the terms of the £500k investment.

IMHO...very good news today. By Optimist13

Yes, Optimist, still here, thanks for asking.

I agree, things are looking a bit more optimisitc. Not sure why Mayne gave up the interest.

I think their problem is how to realise value from their holding in the shopping mall, without huge tax bills. By Hardboy

By my calculations, the tangible net assets now amount to circa £9m, allowing for the removal of the interest payment to Mayne. Hopefully, we will here shortly how the company is repaying the £2.5m to Mayne. By Optimist13

Interim results

The tone of the report suggests/confirms that a solution has been found to repay Mayne by the 31st March, if not before. By my calculations, the adjusted NA's now stand at circa £9m, excluding any increase in the asset value from the sale of the Shopping Centre. The mkt cap currently is £1.73, so we are currently on a huge discount to NA's.

I am finally feeling a lot more comfortable now with my investment here, but am not sure how the share price will respond until the loan to Mayne is repaid. By Optimist13
