	...following the sale of Wellingto House. Following the sale of this asset the Loan to Value ratio is reduced to just over 20%. Must be "as safe as houses", and less risky than some other more highly geared stocks in this sector. Would expect the discount to continue to narrow. Any thoughts out there? 	There are two main reasons to invest in this fund (and the other direct property funds such as UBR, F&C ISIS etc) - fund owns and trades the properties directly and collects income from them, rather than investing in other shares. So will not necessarily correllate with the share markets (except as discount varies for sector) - and so provides some diversification from the equity assets; and slower moving trends (not for day trading I think) - good income at the moment - typically around 5% (reflects commercial property yields), which should be fairly predictable as driven by rental income (and many properties will be on upwards only rent review leases) - focussed in certain property sectors, geograhpies TR property (a good fund too) invests in shares of property related companies - so stronger correllation to market movements and not the yield. Gives a more general exposure to commercial property as a sector. So both give you exposure to commercial property but in different ways. Depends what you want. For the property funds like SLI you can consider different factors about the portfolio eg focus on retail, office or industrial sector, size of development and lease terms..... UK or European property (not many in Europe yet), and of course underlying asset value is driven by property market, not equity market (look on trustnet - the NAVs are updated only every 4-6 weeks - upwards only for the last few years.... but past performance etc etc...). At the moment this sector (SLI and direct funds) seems to have fallen to a high discount (5-10%) in the last 3months. A year ago they were on a 5-10% premium. NAVs have continued up in the meantime. Discount may reflect view that property has possibly topped out in the UK.... or is it a great long term buying opportunity?
