CuFeS2 yes I noticed the same thing. Even admited they had sold nil house/flats this year. So 3 in 2 years with 11 still on hand isnt good form unless they discount them and then ALL the profit dwindles.<br>
David Dosh exposed the myth of this stock situation when he posted on friday saying at the AGM where he was an activist not a penny will NTA get on the 4th tier of profits until the very last unit is sold.<br>
Dont get me wrong theirs some profits to be had here but not now and probably not for a couple of years or more yet.<br>

It is not insider dealing at all. The answer was given to all the shareholders at last years AGM when I asked that very question about the last property having to be sold before the jv pays out. That is exactly the situation and probably suits the other party so not likely to change without a financial penalty of some kind.<br>

The small print on the related party loans also put me right off and I decided immediately after that AGM that I was not prepared to hold any longer for what might take two years to see anything....and with lots of mucky hands having first grab at any returns from the jv. Have you all checked the small print to the related party loans in the AR last year ?<br>
<br>
Check out the Lancasters dividend payments going to the lenders in advance of shareholders under the loan agreements ? This is a heavily loss making company...why else would they need all this working capital and at such penalistic rates ? If it were simple finance set against significant returns legally due under the jv then surely the company bankers would be involved or a placing could be arranged.<br>
<br>
The horrendous rates of 40% and dividends to lenders tell you more than most RNS here.<br>

However, Osborne has brought in a 15% stamp-duty rate on corporate purchases of properties worth more than &pound;2 million with immediate effect, which all but eliminates the attractions of purchasing property through a company.<br>
<br>
&quot;I can't help but feel sorry for the people who genuinely have to buy a big property in a company name. Unless you happen to be able to complete by midnight tonight I must assume those deals will fall through. A 15% rate is just absurd and a cack-handed political gesture to the Lib Dems,&quot; said Ed Mead, director of Douglas &amp; Gordon estate agents.<br>

<description><![CDATA[ * David Kilshaw, tax partner at KPMG thinks it will hit the high end London property market as well as costing wealthy investors more.<br>

&#145;Most overseas nationals bought their UK property via a company not to save the relatively modest stamp duty but to avoid inheritance tax. Whereas stamp duty would be &pound;1 million on a &pound;20 million home, that paled into insignificance when compared to the 40% inheritance charge which would be &pound;8 million on death,&#146; he said.<br>
<br>
&#145;Now a company is not as attractive, the stamp charge rises three fold to over &pound;3 million and there will also be an annual levy of up to &pound;140,000. This changes the dynamics. Overseas nationals may now decide to buy elsewhere where they are not exposed to death duties,&#146; he explained.<br>
<br>
&#145;Inheritance tax will now stalk the streets of Chelsea. This could change the whole dynamics of the London property scene. Overseas investors may now think twice before they buy in London. For overseas nationals, this is a mansion tax with a capital M,&#146; he added.<br>
<br>
Bart Peerless, head of the Private Wealth Sector at Law Firm Charles Russell also thinks it will hit the London property market. &#145;The devil will clearly be in the detail of the tax changes affecting property, but the implication seems to be that to avoid these new penal rates of tax and the new capital gains tax charge international purchasers should own properties personally and not through other entities such as offshore companies,&#146; he said.<br>
<br>
&#145;For such individuals the main reason for holding through a non-UK company was usually Inheritance Tax mitigation. If that risk now has to be managed in other, more costly, ways it may well affect sentiment towards the London property market,&#146; he added.<br>
